Save 50% with a NSW Solar Grant

1. Get a solar assessment

Fill out the form below, and we will confirm your building’s eligibility. We’ll then send you a shared solar assessment with cost info and estimated savings, which you can share with your OC.

2. Apply for the NSW Grant

Your owners’ corporation or strata manager can apply for the grant on behalf of your building. Funding is limited, so the sooner you get started, the better.

3. Install solar & start saving!

Now that you’ve been approved for the grant, you can have solar installed by one of Allume’s accredited installation partners.

Unlocking solar for stratas

The Australian government has launched a new solar rebate program designed specifically for apartment buildings with 3 to 55 units. Through this program, eligible buildings can receive up to $150,000 per site, offering 50% off the cost of solar installations on shared roof spaces. This initiative provides an excellent opportunity to reduce energy expenses for communal areas like lighting, security systems, pool pumps, and more.

Get started with a solar assessment for your building

Physically splits the solar energy via a hardware device

Divides it fairly between the tenants over the course of the month

Sends tenants energy when they need it, maximising solar consumption

How does it work?

Once installed, solar energy will power communal areas such as hallways, garages, and other shared facilities, significantly reducing the building’s overall electricity costs.

Through Bright Future Energy’s partnership with Allume SolShare, a specialised split-metering technology will ensure that any excess solar energy not used by communal areas is distributed equally among the tenants.

This means not only are the strata’s energy bills lowered, but individual residents also benefit from lower electricity costs.

Enabling Solar Fairsharing in Strata

SolShare enables fairsharing of solar energy from a single rooftop solar PV system amongst multiple dwellings within the same building. This breaks down the technical and ownership barriers that have historically prevented apartment residents from accessing cheaper and cleaner energy from the sun.
Solar for Strata: Frequently Asked Questions
What is solar for strata, and how does it work in apartment buildings?
Solar for strata refers to the installation of a shared solar energy system on a multi-dwelling complex, such as apartments or townhouses. The system generates clean electricity, which can be used for common areas or shared among individual units using smart metering or embedded network technologies.

Is our strata building suitable for solar panel installation?

Most strata buildings with unshaded rooftop space and sound structural integrity are suitable for solar. Factors such as roof size, orientation, and access for maintenance also play a role. Bright Future Energy conducts detailed site assessments to determine feasibility.

What are the benefits of solar for strata communities?
  • Reduced electricity bills for common areas or residents
    • Increased property value and appeal to eco-conscious buyers
    • Lower carbon footprint for the entire complex
    • Long-term energy independence and savings
    • Access to government rebates and funding
Are there government rebates or incentives for solar on apartments in NSW?

Yes. In NSW, eligible strata buildings can apply for government funding to cover up to 50% of the cost of a shared solar system through the Solar for Apartments program. Installations may also qualify for Small-scale Technology Certificates (STCs), which further reduce the cost.

Do we need permission from the owners corporation?

Yes. Installing solar on a strata property typically requires a formal motion and majority approval from the owners corporation (OC), especially if common property is involved. In most cases, a sustainability infrastructure resolution is sufficient under NSW strata law.

Can individual unit owners install their own panels?

They can, but they must seek approval from the owners corporation. Installations affecting common property (like rooftops or external walls) need to follow strata by-laws and structural guidelines. Shared systems are often more cost-effective and equitable.

How are costs and savings shared among residents?

Costs and savings can be shared equally, based on unit entitlements, or according to usage patterns with the help of smart metering. Bright Future Energy can design a billing and sharing model tailored to your strata’s needs.

What is the installation process for solar in strata properties?
  1. Consultation & Assessment – Site inspection and energy usage analysis
    2. Proposal – Tailored system design and quote
    3. Owners Corporation Approval – Assistance with motions and meetings
    4. Installation – By certified solar technicians
    5. Monitoring & Maintenance – Ongoing system performance tracking and support
How long does it take to install solar on a strata building?

Most installations take 1 to 3 days, depending on system size and access. The approval process through the owners corporation may take longer, which is why early consultation is key.
